Exposed A-frames to vaulted ceiling with skylight in the roof create a huge sense of space in the room and French doors with integral shutters compliment the space. There are also windows front and rear with shutters. The Log burner fire with Celtic design motif to the lintel over the fire is the room’s center-piece and its reclaimed Pine floor (with under floor heating) add to the look and feel. This contemporary architect designed bathroom is fitted with a modern suite comprising fully tiled shower cubicle with smooth pebble floor, vanity wash hand basin and W.C. Shelved cupboard housing air improvement system. Fully tiled walls. Heated towel rail/radiator.

Outside
This is really where the property comes into its own. Arrasey Barn sits in approximately 18 acres of immediate gardens and fenced agricultural land. The land is managed by an informal arrangement with a local farmer who grazes it in winter and cuts the hay in July which is ideal to maintain the local orchids – there are no formal licenses in place. The advantage of this acreage is clear to see; the owner has absolute control over the environment within which they live and the space around them. There is an abundance of natural wildlife including varieties of nesting birds, hares and even a visiting hen harrier. There are spectacular dark skies. Your own unique ‘biosphere’.

The lawn extends over a small stream and there is a circular ‘walk’ that’s been created through the property and land. The main field has managed as a wild flower meadow for over 15 years and some of the land is naturalised with willow and wetlands. The water supply is from a well at the top of Arrasey Hill and there is private water treatment system on the property. The owners have created an extensive vegetable garden, fenced paddocks and there is a stable and utility sheds. To the side of the property an expansive parking area provides more than enough space for vehicles.

Services
A triple-filtered and purified private water supply. Oil fired central heating. Solar panels. Under floor heating throughout. Air improvement system. The electrical installation has been converted to provide ‘off-peak’ supplies and there is an electric vehicle charging point on the property.

Tenure
